When making your reservation we require a deposit that is applied to your rental cost. The deposit amount varies from property manager to property manager. As you are booking the Orlando vacation rental home, it will confirm to you how much it requires as the deposit.
The remaining balance is processed 30 days prior to check-in and is non-refundable at that point. Please note if the final payment falls on a Saturday, Sunday or a holiday it will be charged the last business day prior to your final payment date.
Check-in time is after 4:00 pm. As we want to make sure that everything is in good order to make your stay enjoyable, please be aware that you will not have access to your Orlando vacation home until after that time. However, upon request an early check-in of 12:00 pm may be arranged based on availability. An additional fee of $75 (+ tax) will apply to secure an early arrival.
Check-out time is at 10:00 am. Again, to make sure that everything is pleasant and enjoyable for those arriving after your departure; we ask that you please depart the Orlando vacation rental home by 10:00 am on the date of your check-out. Upon request, a late check-out of 2:00 pm may be arranged based on availability. An additional fee of $75 (+tax) will apply to secure a late departure.

Yes, all of our single family homes have a private pool in the back yard. The condos and townhomes offer a community pool within their resort but do not have a private pool.
Our office hours are from 9:00 am to 5:00 pm Monday through Friday. Please note that our office address is NOT a check-in location. We are available by email at all times and you can expect a response within 24 hours.
Prior to your departure from home, you should have received an email with your arrival instructions including directions to your Orlando vacation rental home. If you have not received this email at least 72 hours prior to your arrival date, please check your spam or junk folder first. If you still can’t find it, please email us immediately!

All confirmation and arrival instructions will be sent via email, unless email is unavailable. You will receive a reservation confirmation email within 24 hours of making your reservation. Expect an email with final confirmation and arrival instructions after your final payment has been processed.
There is a Property Protection Fee applied to each reservation and this is non-refundable. Depending on the size of the home you rent, the fee will be between $99 and $299. The Property Protection Fee is a damage waiver that will cover up to $500 for accidental or inadvertent damage. Please be advised that intentional damage or gross negligence will result in additional costs that will be charged to the credit card on file. You will accept this condition of rental during the registration process.
If you need to change your reservation, please contact us as soon as possible. Depending on what your change is, we may be able to handle it without much trouble and no charge to you. If there will be any fees involved, you will be notified prior to us accepting any change to your Orlando vacation home rental reservation.
If you must cancel your reservation, please contact us as soon as possible. A cancellation within 45 days of your arrival will result in a loss of all monies. All cancellations must be confirmed in writing.
We just ask that you lock up and put the key(s) back in the lock box or just pull the door closed if you used a code to open it. We ask you to respect that the Orlando vacation rental home belongs to someone just like you and that you treat it with respect.

We are pet lovers at Orlando Vacation Rental Homes. Some of our home owners do allow pets in their vacation homes. We first need to know the size and type of your pet so we can reconfirm with an owner that they will allow the pet in the home. There is a non-refundable pet fee chargeable at the time of booking. All pets traveling must be confirmed by us prior to your travel or the reservation will be invalid and all monies forfeit.
Yes, we are licensed by Orange county as a lodging provider and each home is licensed by the state to be rented as a short term rental property.
Every Orlando vacation home or condo that we rent is within a 30-minute drive of the Disney area. We offer a large selection of private pool homes and vacation condos close to Disney.
You will need to have a car to get from your Orlando vacation home to any of the theme parks in the area. The only other option would be for you to take a taxi to and from the parks which is quite expensive.
No, all of our vacation homes and condos are non-smoking. Smoking is permitted outside of the vacation home only. As all of the homes are individually owned, we ask your cooperation in this so the owners do not have to worry about it. If you do smoke in the home, there will be a deep-cleaning charge made to your credit card and you will be asked to vacate the home immediately.
By Florida state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

No, there are linens and towels provided in each vacation home. All bedding is provided and towels are supplied. Beach/pool towels are not always included so we recommend you bring your own.
No, the vacation home is cleaned before your arrival and after your departure. If available, you can request a mid-stay clean at an additional charge. This includes washing all sheets and towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping and mopping. The mid-stay cleaning charge will vary depending on the home you have rented.
For a self-catering vacation home, you will need to bring some cleaning supplies and paper products with you. These are the items that are typically in a vacation home for your arrival.
